Need to Know First Time Mortgage Home Loan Program for Home Buyers in Utah with zero down

The Utah Housing Home loan was designed to help borrowers attain the dream of home ownership. The truth of the matter is if given the opportunity to own a home the majority of people would do so. The largest single reason that potential borrowers don't own a home, other than credit, isn't that they can't afford to make the monthly mortgage payment but rather that they don't have the down payment required to purchase a home.

If you wanted to purchase a home in Clinton, Utah and the sales price of the home was $200,000 with the minimum down payment that FHA requires of 3.5% a borrower would have to come to closing with $7,000 ($200,000 sales price X 3.5% = $7,000) this is not an easy task for most people to accomplish in Utah. There were programs that allowed for the seller to not only pay for the closing costs involved in the purchase of a home but they also allowed for the seller, if they chose to participate, to contribute the then 3.0% down payment needed to qualify for a home purchase. That program is no longer available and to add insult to injure borrowers are now required to come up with an extra .5% down payment. On the $200,000 home that's an additional $1,000.

Utah Housing has a program available to help qualified first time borrowers the opportunity to purchase a home with little to know down. A qualified borrower looking for a home in Farmington, Utah can purchase a home if they meet the following guidelines.

1)  a first time borrower is buying the home as their primary residence

2)  has a MID FICO credit score of 660 or greater

3)  income qualifies with a back end ratio of no greater than 45% of the borrowers total debt including the 1st and 2nd mortgage that Utah Housing requires

4)  a first time buyer is just that some one who has never owned a home, hasn't owned a home in over 3 years, or a single parent

5)  the combined household income of all borrowers to not exceed more than $78,500

The basic nuts and bolts of the Utah Housing home loan are as follows, if after a borrower finds a home they want to purchase in Fruit Heights, Utah and they qualify for a Utah Housing home loan then loan is split up into a 2 mortgages. The first of these two mortgages is for 96.5% of appraised value of the home being purchased, and the second mortgage is comprised of the 3.5% down payment that FHA loans require, and in some case Utah Housing will also allow for the closing costs needed to close this transaction to be included. With low interest rates on both the first and second mortgages, first time buyers with limited funds for a down payment with good credit can now purchase a home. Thanks Utah Housing.

Utah Utes Tickets Utes Make Home Games Worth The Trip!

The roster for the Utes this season includes a group of young men who hail from around the country. The team includes Lawrence Borha, Carlon Brown, Jordan Cyphers, Jonathan Downie, Luka Drca, Shaun Green, Morgan Grim, Chrins Hines, Typer Kepkay, Luke Nevill, Josh Sharp, Tre Smith, Jace Tavita, Kim Tillie and Jason Washburn.

Making the players toe the line and give every shot the best effort are head coach Jim Boylen, assistant coach Jeff Smith, assistant coach Barret Peery, assistant coach Stan Johnson, director of operations Jon Dykema, basketball trainer Trevor Jameson, director of player development Jason Larson, graduate manager Steven Miller and video coordinator Mark Plaisier.

The Utes have taken home 12 victories so far this season, not including their last game loss to UNLV, who beat the Utes by a mere 10 points. With only 7 losses, it looks like the Utes have been doing their homework on the court. Nevill, Borha and Brown are all tied with 19 point scores but only Nevill and Borha are holding at an average of 30.5.

The schedule, which started back in early November, comes to a close in March. With more than half of the games already played, the Utes can expect to be able to showcase their talents again with home games that will be held in Salk Lake City against BYU, New Mexico, San Diego state, Air Force, UNLV and TCU. Away games will be held against TCU in Fort Worth, Wyoming in Laramie, Colorado State in Fort Collins, BYU in Provo and New Mexico in Albuquerque. The final game for the Utes is scheduled for March 7, when they will take on TCU at home.

Famous players who have gone on from the Utes to play pro basketball include Andrew Bogut, who was the number 1 NBA draft pick in 2005, Andre Miller, Keith Van Horn, Michael Doleac and Arnie Ferrin.

Utah basketball has been around for 100 years and in February, a celebration was held where all 16 members of the All-Century team were in attendance. For the weekend of the 15th, the Jon M. Hunstman Center was the location for a game against San Diego. All of the former Utah players were honored at half time.

The Huntsman Center plays an important role in the Utes games. Currently attendance at home games in the Hunstman Center rank in the NCAA's top 30. The men's basketball team has one 92 percent of the games played in the Huntsman Center and have a .828 (427-89) average as their all-time record. Interestingly enough, the Utes have also never loss back to back games playing in the Huntsman Center. Seven times the Utes have been unbeaten in the Huntsman Center's 34-year history.

The top crowds for basketball at the Huntsman Center have been 15,548 in 1990, 15,644 in 1974, 15,683 in 1981, 15,713 in 1994 and 15,755 in 1995. Perhaps the Utes will top their own tops this year as well in the remainder of games left at home.

Buying a Home in Utah County

When shopping for a home in Utah County, there are several things that every buyer ought to consider before they make an offer on a lot or a home. Two of the most important factors to review are the home's location and its price.

Your home's location is so important because it will have an impact on the whole family and their quality of life. For example, where you live will determine the length of your commute to work, which school systems your children can attend, the amount of neighborhood safety you enjoy, your proximity to local entertainment, and the atmosphere that surrounds your children as they grow.

With rising gas prices, more and more people are looking for houses close to their place of employment. For example, since Brigham Young University is one of the largest employers in the state, real estate in the Provo and Orem areas are very crowded and expensive. An empty acre lot acre can cost you more than $300,000 if you are looking in the central and eastern neighborhoods.

One way to stay close to the shopping centers, educational facilities, and employment opportunities around Orem and Provo and get more home for your money is to look for land or real estate west of I-15 in the northern part of Utah County. This also puts your family closer to the attractions like Thanksgiving point and Salt Lake City. In addition to their location, North Utah County residential lots tend to be more open and more affordable than residential lots in more developed areas. For example, rather than paying $300,000 just for the land to build on, you could buy a completely new home on a lot for that price.

If you look for a home in a planned neighborhood, there might also be local amenities like basket ball courts, swimming pools, a community running trail, tennis courts and picnic areas. This means the whole family can enjoy the summer without traveling more than a couple minutes from home. Even though real estate west of I-15 is newer than the established neighborhoods in the Wasatch Front, Thousands of families have already jumped on the opportunity for a beautiful and affordable home in these new neighborhoods. This means neighbors and commercial businesses are already waiting to greet newcomers to the area.

As far as price is concerned, every buyer will obviously have a unique budget it would be wise to be conservative in what you think you can afford. You may get approved for a very expensive home, but you should try to make your payments equal one third or one half of your total income and no more. That way you can meet other bills and save for family emergencies.

If you are looking for North Utah County residential lots, Southmoor is an attractive neighborhood in The Ranches with a green golf course and recreational amenities nearby. For more information on the area, visit http://southmoorhomes.com/. The author, Art Gib, is a freelance writer.
